You want land with live water? This land has living waters, millions of gallons per day, flowing unstoppably from the mountainside in clear, cold, splashing torrents.
Why would you want to own it? Because -- probably just once in this
lifetime -- you can. And no one else this side of paradise will have anything
like it. This is a unique find and a rare opportunity, and when it's gone,
it's gone. To my knowledge, there are no other such springs available for
sale at any price. And with good water being the premium today, there is
unlikely to be such a find to cross your path again.
LOCATION
The Great Heron Spring is located on 90 acres in Northwest Arkansas,
about 20 miles south of the City of Harrison, 50 miles south of the entertainment
capital of Branson, MO, and about 8 miles north of the Buffalo National
River. The property is located about 4 miles from U.S. Highway 65, the
major north-south corridor through the state which connects Little Rock
through Conway, Harrison, Branson, Springfield, and points north. It can
be located on a map by following Hwy. 65 south out of Harrison for about
20 miles, then south of the town of Pindall about 3 miles (not quite to
the town of St. Joe), then due east on County Road 212 (not shown on Atlas
or Highway maps). The land physically lies in the extreme southern part
of Marion County, and can be sited on a USGS Quad Map in Section 35 of
the St. Joe Quadrangle.
RECREATION
There
are five large, clear water lakes within 50 miles or so from the property,
including Lakes Bull Shoals, Norfork, Tannecomo, Table Rock and Beaver.
These are wonderful resources for family boating, skiing, fishing, house
boating, picnicking and sightseeing. The Buffalo National River is just
a few miles to the south, offering camping, picnicking, and world class
canoeing, and the White River, the "Trout Capital of the World," is an
hour's drive.

ACCESS
The property,
though private, is by no means remote. It is just four miles from U.S.
Highway 65, down County Road 212, which is maintained year round by the
Searcy County Road Department. The property lies near the end of the road,
in the Tomahawk Creek basin, and there is therefore almost no traffic whatsoever
near the property. There is no significant development of any kind near
the land -- industrial, agricultural or residential -- and households number
about one per square mile in the vicinity.
PROPERTY DESCRIPTION
This
land is typical of land in the Ozarks, rolling hills and wooded hillsides
with marketable timber. It comprises 90 acres M/L, including1/4 mile of
Tomahawk Creek, the huge clear water spring, cabin, barn, gardenand garden
shed. The cabin is about 25 years old, and has been greatly improved, with
aromatic cedar paneling, knotty pine ceilings, some flagstone flooring,
copper lined skylights and other improvements. However, it is important
to note that the cabin has been vacant for more than six years, and although
it can be made livable quite easily, it does not contribute significantly
to the value of this property. That value lies in its inherent beauty,
and of course, in the amazing resource of this unique spring.
Electric
and telephone utilities are presently on-site. The barn is solid, suitable
for stabling a horse or two. Although pasture is limited (just a couple
of acres) the property is suitable for keeping a couple of horses or other
livestock. Horseback riding through this countryside is outstanding, with
many places to go and some of the most beautiful scenery and trails in
the world, right here in the Ozarks, and even right here on this land.
The Tomahawk
Creek is a year round creek, although the flow changes seasonally. It flows
down below the house, and on to the Buffalo National River about 8 miles
away. The gurgling and splashing of the spring and creek is natural music
on the back porch of the cabin. At the point where the spring converges
with the creek, the size of the creek swells with the huge input of clear,
cold water from the spring. This point of convergence is located on the
90 acres which are offered for sale.
All mineral rights, including water, are intact and will go with the
sale of the property. On and near this land can be seen wild turkeys, deer,
mink, beavers, and even an occasional elk.
This giant, clear water spring is well recognized as the largest such spring in this part of the Ozarks, and the only one I know of which is available for purchase -- truly, a once-in-a-lifetime opportunity. The USGS measured and recorded its flow at 8.1 million gallons per day. The average flow is estimated at 5 million gallons per day. The site has received preliminary approval for development as a bottling facility by the Arkansas Department of Health. The water has been tested and is exceptionally clean and pure, with optimal levels of beneficial minerals. Specific results of water tests are available on request.
The spring
presently pours out of the mountainside at bedrock level, collecting in
large crystal pools at the base, and running alongside the mountain for
about 300 yards before converging with the Tomahawk Creek. Behind the spring,
below the large limestone formation from which it pours, is a secret cave
which is accessible only by diving underwater. Although I have been in
the cave, it is doubtful that anyone else ever has been (or will be again?)
At one time I had constructed a water wheel for pumping spring water
to the garden. The wheel is no longer there, but the capability of installing
another one is! Likewise, a water pump was installed inside the spring
opening for providing the house with a constant source of pressurized spring
water for drinking and all other household uses. Open the tap and the spring
water flows!
The surrounding
countryside is gently rolling Ozarks hillsides, some in pasture, some in
timber. The primary agricultural industry is cattle, with small cattle
operations scattered here and there, but none within the impact area of
the spring. The nearby town of St. Joe is home of the local school, with
grades K-12. The City of Harrison, a few miles to the north, has all the
usual amenities of a small city including a Regional hospital, schools,
community college, Wal-Mart Supercenter (of course!), theaters, restaurants,
commuter airport, etc. About 75 miles from Harrison is Fayetteville, with
a new Regional Airport now under construction (2nd largest in the nation!)
the University of Arkansas, and all the amenities of a large, rapidly growing
metro area. The economy of this region is healthy, with low unemployment
and a solid clean industry manufacturing employment base.
There is no gang activity whatsoever. Crime is low, with police and fire protection
provided by the county. The quality of life to be realized in this part of the country
is exceptional.
